Built for the people who build.

Homeowners

Planning an addition, renovation, or new build. You need drawings to take to your architect — without paying full architectural fees just to get started.

General Contractors

You need fast, accurate drawings for client projects, change orders, or as-builts — without keeping a drafter on payroll.

Architects

You have overflow drafting work or need extra hands on a deadline. We integrate quietly behind the scenes.

Drawings done right, the first time.

Design Expertise

Drawings built by designers who understand construction — coordinated, accurate, and ready to flex when scope changes.

Fast Turnaround

Most schematic packages delivered in one to three weeks — not the two-month wait you'd get elsewhere.

Fixed Pricing

Quoted up-front by scope. No hourly surprises, no scope creep, no mystery invoices.

Construction-Minded

Drawings made by people who think about how things actually get built — not just how they look on paper.

Common questions.

Do you handle permits?

No — CCS provides pre-permit schematic design only. Once your drawings are complete, you bring them to a licensed architect for review and stamping before permit submission. We make sure you walk in with a complete, professional set.

Do I need a licensed architect?

Yes — in Massachusetts, a licensed architect or engineer must review and stamp drawings before permit submission or construction. CCS produces the schematic set; your licensed professional of choice stamps it. We can recommend contacts if needed.

How long does a project take?

Most schematic packages are delivered in one to three weeks, depending on scope and complexity. As-builts typically turn around in one week. We'll give you a firm timeline at the start of every project.

What file formats do I get?

You receive a full PDF drawing set — organized, titled, and print-ready. If your architect or contractor needs additional formats, let us know upfront and we'll accommodate.

How does pricing work?

All projects are quoted up-front by scope — no hourly rates, no surprise invoices. As-built documentation starts at $750. Schematic design packages start at $1,200. We provide a written quote after your free discovery call.

What types of projects do you take on?

Residential additions, full renovations, accessory structures, small commercial fit-outs, and contractor as-built documentation. If you're not sure whether your project fits, reach out — consultations are always free.
